Grading must not push water onto a neighbour's lot. We plan drainage paths that respect lot lines and municipal rules.

Clay soils

Common across the region, clay drains slowly. Grade and surface paths matter more than buried quick fixes.

Basement concerns

Grading helps with surface water. Active leaks may also need a foundation specialist — we will tell you if so.

How do I know if my yard needs regrading?

Water pooling near the foundation, soil sloping toward the house, or a lawn that stays soggy days after rain are common signs.

Can grading be combined with new sod?

Yes, and it should be. Correcting the grade right before sod gives you a level, well-drained lawn.

Do you install French drains?

Where surface grading is not enough, we discuss subsurface options during the assessment and include them in the written proposal if appropriate.
